What is the process of acquiring a property in Spain?

We will take care of everything; we will pick you up at the airport, prepare a viewing plan based on the properties you have selected and approved and personally guide you not only through the location but also through the entire process of buying your new property. Our service also includes after sales support - we will help you to adapt to your new surroundings. Whether you are looking for a school for your children, a sports club, a doctor or any other service, we are here for you.

From the very first moment our colleague Jana will be your guide. After receiving your enquiry, Jana will contact you and during the initial call she will carefully find out your needs and wishes. Based on this information, she will create a tour schedule for you that matches your expectations. Upon arrival, she will personally meet you at the airport and guide you through the selected projects and their surroundings that you have pre-approved.

After an initial consultation, we will put together a personalised offer for you according to your exact needs.

We introduce the properties to our clients either in a personal meeting or via video calls directly from the developers' sales offices. If you choose a personal visit, we will be happy to pick you up at the airport and together we will see all the selected projects. For each of them, we will also show you the surroundings in detail so that you can get a clear idea of whether the project meets your ideas and needs.

By paying the booking fee, you ensure that the seller takes the property off the market, thus booking it exclusively for yourself. The amount of the reservation fee usually ranges between 6,000 and 15,000 EUR. Everything is done online, your presence in Spain is not necessary. 

Approximately one month after the signing of the reservation contract, the Future Purchase Contract is concluded, which also includes the payment of usually 30 % of the purchase price. The whole process is done online, so there is no need for you to be physically present in Spain.

Before entering into a Contract of Sale and completing the construction of a property in Spain it is essential to obtain a NIE, Spanish Tax Identification Number. We will be happy to arrange this step for you by proxy, saving you time and trouble.

During one of your visits, we will be happy to help you open an account with a Spanish bank. However, this process requires your personal presence as it cannot be done by proxy.

In Spain, the contract of sale is always signed at a notary's office, which involves a notary fee of approximately 1.5 % of the purchase price of the property. The fact that a notary is entrusted with the preparation of the contract of sale in this country is an advantage for the buyer, as contracts are carefully drafted to ensure that they are balanced and provide sufficient protection for the rights of all parties involved, especially the buyer.

We always take over the property together with the client in person and if necessary, we will take care of any defects or shortcomings. This way you do not have to deal with any complications and can fully enjoy the joy of your new home by the sea.

On the basis of a power of attorney, we will arrange for the electricity, water and internet connection in your new property. You can then concentrate on enjoying your new home without worry.
